Flair Connect: Getting Started Guide

Welcome to Flair Connect! This guide will help you get up and running with our platform so you can start automating pricing and special offers across Google Ads and Google Business Profile.

Connecting Your Google Accounts

Google Ads Connection

  1. From your dashboard, locate your Flair Connect Google Ads Manager ID

  2. Sign in to your Google Ads account

  3. Navigate to "Admin" β†’ "Access & Security" β†’ "Managers"

  4. Look for the access request from Flair Connect

  5. Accept the access request

  6. Return to Flair Connect dashboard to verify the connection

Google Business Profile Connection

Connection 1: For Live Pricing in GBP Product Cards

  1. Sign in to Google Business Profile Manager at https://business.google.com/

  2. Select the business location you want to connect (if you manage multiple locations)

  3. Click the three-dot menu in the top right corner of the dashboard

  4. Select "Business Profile settings"

  5. Click "Managers"

  6. Click "Add" and choose "Business Group" (or "Invite a business group"/"Add agency")

  7. Enter the Location Group ID provided by your Flair Connect CSM

  8. Click "Invite" to send the request

Connection 2: For Creating GBP Posts

  1. Select your property

  2. Navigate to "Integrations"

  3. Select "Google My Business"

  4. Follow the on-screen instructions to connect your account in the portal

  5. Authorize Flair Connect to access your Google Business Profile

  6. Verify the connection is successful

Verifying Connections

After connecting your accounts:

  1. Go to "Integrations" > "Connection Status"

  2. Check that all services show "Connected" with a green indicator

  3. If you see any warnings or errors, click "Troubleshoot" for guidance

Implementing Ad Customizer Variables

Ad customizer variables allow you to dynamically update pricing and special offers in your Google Ads. The implementation process varies depending on whether you have a single property or multiple properties in your Google Ads account.

For Single Property Ad Accounts

  1. Open a Search Ad

    • Log in to your Google Ads account

    • Navigate to your ads section and open an existing search ad or create a new one

  2. Modify or Add a Headline

    • Click on an existing headline to modify it, or add a new headline or description

  3. Access Ad Customizers

    • Type "{" (curly brace) in the headline or description field

    • A dropdown menu will appear

    • Select "ad customizers" from the options

  4. Select the Appropriate Customizer

    • You will see "price" and "text" customizers

  5. Implementing Price Customizers

    • For pricing, write your headline and replace the specific rent amount with the appropriate price customizer

    • Flair supports various price customizers:

      • Minimum price (cheapest starting rent at the property)

      • Starting prices by floorplan type (1 Bedroom, 2 Bedroom, etc.)

    • Choose the minimum price for general ads

    • Use specific floorplan customizers for targeted ads (e.g., 1 bedroom customizer for 1 bedroom ads)

    • Important: Do NOT add a "$" symbol before the customizer as this is included automatically

    • Example of a headline with price customizer:

    • Always use the Google Ads preview tool to verify your ad appearance before finalizing

  6. Implementing Special Offer Customizers

    • Under "text" customizers, you will find a "special" customizer

    • This customizer displays:

      • The property name when no special is active (e.g., "Oak Place Apartments")

      • Your special offer text when a special is active (e.g., "Get 2 Months Free")

    • Critical: Place this customizer in a headline or description BY ITSELF with NO OTHER AD COPY

    • Example of a headline with special customizer:

    • This is necessary because when it displays special offer text, it may use Google's full character count

    • Including additional text can cause the ad to exceed character limits, resulting in Google rejecting the ad

  7. Set Default Text

    • Below each customizer, you'll see a field labeled "Default text"

    • This is backup text that Google will use if it cannot fetch data from Flair Connect

    • For price customizers: Enter the last known price

    • For special offer customizers: Enter the property name

For Multiple Property Ad Accounts

  1. Open a Search Ad

    • Log in to your Google Ads account

    • Navigate to your ads section and open an existing search ad or create a new one

  2. Modify or Add a Headline

    • Click on an existing headline to modify it, or add a new headline or description

  3. Access Ad Customizers

    • Type "{" (curly brace) in the headline or description field

    • A dropdown menu will appear

    • Select "ad customizers" from the options

  4. Select the Appropriate Customizer

    • You will see "price" and "text" customizers

    • Important: For multiple property accounts, customizers are appended with the property name

  8. Property-Specific Ad Groups

    • For multiple property accounts, organize your ad groups by property

    • Ensure you use the correct property-specific customizer for each ad group

    • Using the wrong property name in the customizer will result in incorrect data being displayed

Setting Special Approver for Automated Specials

To set up and manage automated specials in Flair Connect, follow these steps:

  1. Confirm Integrations

    • Verify that you have at least Google Ads and/or Google Business Profile (GBP) integrated with Flair Connect

    • For Google Ads integration, confirm you are using the special variable inside an ad as described in the Ad Customizer Variables section

  2. Set a Special Approver

    • The special approver must have access to the Flair portal (http://app.getflair.io )

    • Contact your Customer Success Manager (CSM) to set up the appropriate email as the special approver

  3. Review Special Approval Requests

    • When a new special is detected, Flair will send an email titled "New Special Requires Approval" to the designated approver

    • Note: While Flair automatically notifies you of a new special, the special requires your approval to be published

  4. Approve the Special

    • Open the email from Flair

    • Click "Click here to review and approve"

    • Click the icon with the 3 dots to review the new special

    • Click "edit"

    • Edit any fields as needed before publishing the special

    • Click "Publish" to publish the special

  5. Automated Management

    • Once published, the special will be automatically distributed to all integrated accounts

    • The special will automatically be paused if it is removed or changes

    • You'll receive a new email notification if the special changes (e.g., from "2 months free" to "6 weeks free")

    • Each change requires a new approval to ensure accuracy and control
